This project involved the extensive refurbishment of an existing building on the beachfront at Manly. The existing poorly designed building was used as hotel and it was our clients desire to convert this building into 17 luxury apartments. The current building suffered from a lack of considered architectural definition resulting in a form that projected an inappropriate scale and proportional expression. Our proposal has retained a portion of the outline of the existing building, however by careful manipulation of the facades, has offered a composition more clearly expressing its function. The lower level apartments had superb views of the ocean and from level 4 upwards the aspect allowed connection to ocean and harbour. Due to the existing conditions the work required a major refurbishment and rebuilding program and therefore the projected construction cost was set at approximately AUS$18 million. The project was taken through to development application stage.
